Introducing the Legacy Opportunity Fund
In keeping with our ongoing success in real estate lending, acquisitions and investing, the Legacy Group Capital, LLC, is proud to introduce The Legacy Opportunity Fund, created to offer accredited investors unique opportunities to participate in the lucrative housing market of the Pacific Northwest.
Returns & Opportunities
The new Legacy Opportunity Fund will offer an 8% preferred return and target rate of 9 to 13% total returns. It will feature a diversified portfolio of real estate loans including; rehab financing, bridge financing and construction financing, plus the fund will also invest up to 25% of its capital in real estate investments.
Our current fund, the Northwest Fund, has set the bar high, with double digit returns ranging from 10% to over 14% for each year since its inception in 2008. Also focusing on the real estate market, the Northwest Fund will pay a note rate of 10% to all investors. The ongoing success of this fund is one of the main reasons why we are excited about the launch of our second fund and why we are anticipating similar results.
A Significant Partnership
For years, investors have been asking us how to get in on some of the best real estate deals in the area. We can now offer investments in such equity deals thanks to our recent partnership with Meter Development Acquisition Company. Led by three highly experienced experts in real estate acquisition and development, Chris Gurdjian (formerly of Legacy), Jarrett Johnson and Jeff Miller, Meter focuses on acquiring residential 1 to 4 unit properties and multi-family housing for rehab projects, as well as ground up construction.
Establishing themselves as one of the fastest-growing development companies in the Seattle area, Meter has acquired over $250 million in real estate over the past four years. After improving properties and selling them, they have returned 41% to their investors. Meter has also partnered with a large group of local builders and over the last two years has assigned $200 million in real estate transactions to these builders.
A Piece of the Local Action
This is where we, at Legacy Capital Group, get knee deep in the real estate market. Working with Meter Development, we will acquire properties in and around Seattle, complete rehab and construction work, and make money within the fund by selling the properties. As an investor in the Legacy Opportunity Fund, you can benefit from these deals.
Seattle has seen an influx of home buyers coming into the city due to its strong economy and because it’s the most affordable major city on the west coast. According to the Seattle Times, the median price of Seattle home sales rose 18.9 percent from $450,000 in March of 2014 to $535,000 in March of 2015. This is the biggest jump in more than five years. In addition, Northwest Multiple Listing Service states that mutual purchase agreements that haven’t yet closed also jumped 19 percent during the same period.

The fund has been structured not to exceed 25% of equity deals within the fund; therefore, we are unable to include many of our other real estate deals within the fund. However, we can, and will, spread the word to Legacy Opportunity Fund investors that deals not included in the fund are also taking place regularly.
These are deals coming to us thanks to our years of experience in the local real estate market and our numerous significant industry relationships. As a result, Legacy Group Capital will now offer its investors first shot at one off syndicated real estate deals. Investor Notes
We are also looking to accommodate all levels of risk within the new Legacy Opportunity Fund. For investors seeking a low risk investment opportunity, with a 6% preferred return, the Legacy Opportunity Fund will offer the option of buying investor notes. These note holders will be in the first position in the fund in front of all other investors and will have minimal risk as they will be at an estimated 35% loan to value against the fund.
